Council Approval for Expandable Homes in Queensland
Expandable homes are a building, not a caravan β so in most cases they need approval before you move in. Here is how the process works in Queensland and the documentation CYJ provides to make it smooth.
1. Check your local planning scheme
Approval starts with your local council's planning scheme. It sets out what can be built on your lot, setbacks from boundaries, height limits, and whether a secondary dwelling is permitted. Requirements differ between Brisbane, Logan, Ipswich, Moreton Bay and other councils, so confirm your zoning first.
2. Confirm the building classification
A stand-alone home is a Class 1a dwelling. A secondary dwelling or granny flat used alongside a main house is often assessed as Class 1a or as a Class 10a ancillary structure depending on how it is used. The classification determines which standards apply and what your certifier must assess.
3. Engage a private building certifier
In Queensland, building approval is typically issued by a licensed private building certifier rather than the council directly. The certifier reviews your plans, siting, footings and compliance documentation, then issues the building approval (and coordinates any council planning approval that is required).
4. Submit compliance documentation
Your certifier needs manufacturing and compliance documentation showing the home meets the National Construction Code and relevant Australian Standards. CYJ supplies council-ready certification (SAA, CertMark, ABCB, JAS-ANZ) to support this step.
5. Site works, inspections and final approval
Once approved, footings and connections are completed and inspected. After final inspection and sign-off, the certifier issues the certificate that lets you legally occupy the home. Your plumber and electrician provide their own compliance certificates for connections.
