Plumbing and Electrical for Expandable Homes
Every CYJ expandable home arrives with its internal plumbing and electrical already installed and tested in the factory. What's left is connecting it to your site's services, and that work must be done by your own licensed plumber and electrician.
What comes installed
These items are included in every model:

| Plumbing | Plumbing complete inside, ready for external connection. Hot and cold water, waste and sewer. No under-building access required. |
| Electrical | Pre-wired switchboard with circuit breakers, LED ceiling lights throughout, and 240V Australian-standard switches and outlets. |
| Air conditioning | 15-amp high-wall point ready for an air conditioner. |
| Ventilation | Bathroom exhaust fan. |
Before the walls are closed up in the factory, wiring, outlets and lighting are tested and plumbing lines are pressure-tested for leaks. Exact connection points and fittings can vary by model, so check the specification for the model you choose.
What your trades connect on site
Once the home is placed, your tradespeople connect:
- Water
- Sewer
- Electricity
- Gas (optional)
- AC split system (optional)
Site connections are not part of the home price. Costs depend on how far the home is from existing services, so ask your plumber and electrician to see the site. The cost guide lists this alongside the other costs quoted separately.
Book your trades before delivery
- Plumber booked for water and sewer connection
- Electrician booked for the mains connection
- Site ready for a hot water system
Booking early means the home can be connected soon after it is placed. Your plumber and electrician provide their own compliance certificates for this work, which your certifier will need for final approval.
Component certificates
These certificates cover plumbing and electrical components used in our homes. You can give them to your certifier and trades. They cover the individual components, not approval of the building or your site connections. The Class 1a guide explains the difference.
