How Much Does an Expandable Home Cost in Queensland?
Our listed expandable home models currently range from A$20,000 to A$38,000 for the base model, GST included. The total cost of your project also depends on add-ons, delivery, footings, service connections and approvals. This guide shows what is in the listed price and what is quoted separately.

Costs that are quoted separately
These costs depend on your site, so we can't list a fixed price for them. Before you pay a deposit, we help you clarify which of these apply to your project and who provides each one.
| Cost | What it depends on |
|---|---|
| Delivery and transport | Site-specific. Depends on your location, the model size and access conditions. |
| Crane hire | Only if a crane is needed to place the home. We choose tilt tray or crane based on your access and model. |
| Footings or base | Concrete footings, steel piers, a concrete slab or a levelled gravel pad, depending on your site and use. |
| Service connections | A licensed plumber and electrician connect water, sewer or septic, and power on site. |
| Approvals and certification | Building certifier fees and any council planning costs, which vary by council and lot. |
| Appliances | Not included as standard. Bring your own or add them as an upgrade. |
| Optional site works | Anything outside the home itself, such as earthworks, drainage, paths or extra decking. |
How to budget for your project
- Pick a model and note its base price, then add any listed add-ons you want, such as a pitched roof or decking.
- Check your approval path with a building certifier. Our council approval guide explains how the process works in Queensland.
- Assess your site against the site preparation requirements. Access, levelling and footings are the costs that vary most between sites.
- Get quotes from a licensed plumber and electrician for the service connections.
- Send us your address and site photos so we can quote delivery and confirm whether a crane is needed.
