Expandable Homes in Logan
We deliver expandable homes to Logan from our Inala base. A common reason buyers contact us is a backyard home for a family member, such as a parent, an adult child or a relative who wants to live close by but independently.
Choosing a size for a family member
For one or two people, most buyers compare our 20ft models with the larger 30ft size. Prices below are base prices from our current catalogue.
| Model | Floor area | Suits | Base price |
|---|---|---|---|
| Granny Flat | 37 m² | 1–2 adults | From A$20,000 |
| 20FT Two Bedroom Home | 37 m² | 2 adults + 1 child | From A$21,500 |
| 20FT Single Bedroom Suite | 37 m² | 1–2 adults | From A$23,500 |
| Modular Expandable Home | 36 m² | 2–3 adults | From A$24,500 |
| 20FT Luxury Tiny Home | 37 m² | 1–2 adults | From A$25,000 |
| Durable Tiny Home (Full Roof) | 37 m² | 2 adults + 1 child | From A$26,900 |
The 30ft size gives about 56 m² of floor area, which suits someone who wants a separate living area or room for visitors. It is shown in the 30ft collection. The size comparison guide sets out the differences and the 30ft price guide.
Getting the home behind the main house
A backyard home usually has to pass beside the existing house. That side path needs at least 3.2 metres of width and 4.0 metres of height clearance, free of fences, sharp turns and narrow gates. If the side path is too tight, a crane lift may be the safer option.
We choose the delivery method based on your access and model. See the site preparation guide and the crane vs tilt tray guide.
Connecting services back to the main house
Our homes arrive with plumbing and electrical work installed and ready for site connection. Your licensed plumber and electrician connect water, sewer and power on site, and the distance back to the main house's connection points affects that cost.
The plumbing and electrical guide explains what is pre-installed, what your trades connect, and the component certificates available.
Approval for a second dwelling
Whether a second dwelling is permitted on your lot, and how it must be classified, is set by the planning scheme and your intended use. Confirm this with Logan City Council and a licensed building certifier before you order. Read our council approval guide and Class 1a guide.
